Rental Energy Performance Certificate (EPC).Since October 2008, all new residential lettings have required that the landlord provide an Energy Performance Certificate to prospective tenants. The Rental EPC will be valid for 10 years, but can be and should be renewed earlier to reflect any improvements which would have a beneficial affect on the energy rating - such as installing a new boiler, fitting new double glazing, or wall / loft insulation. With all lettings within the 10 year valid period, the landlord will be able to make use of the same Energy Performance Certificate, but according to the regulations, the land lord must make it available to any prospective tenant. Landlords should pay due consideration to the fact that the results within the EPC will become one of the important factors a tenant will consider when choosing between rental properties.
